Residential Pool Inspections

Buying a home with a pool? A standard home inspection usually does not cover the pool in any depth. A Perfect Pools inspection tells you what condition the pool and its equipment are in before you close.

What we look at

  • The shell and deck. Cracks, worn or flaking plaster, liner tears, loose tile and coping, and settling.
  • Signs the pool is losing water. The inspection is visual, so we report the warning signs we see.
  • The equipment. Pump, motor, filter, heater, salt system and automation are checked for age, leaks, corrosion and whether they do their job.
  • Whether everything runs. The heater should heat, the light should come on and the salt system should read.
  • The water. A full test shows how the pool has been kept.
  • Safety items. Drain covers, gates that close and latch, and a working light. We report what is there. Whether a fence or wiring meets current code is a question for the building department or a licensed electrician.

A written list of what we found, with recommended repairs. That gives you something specific to take back to your agent.

Inspections start from $250, depending on the pool and how much equipment it has.

As early in your due diligence period as you can, so there is time to act on what the inspection finds.
